What pushes a price toward the top of the range

  • No accessible cleanout — pulling a toilet or working from the roof
  • Roots, grease, or years of buildup instead of a single soft blockage
  • A long run to the blockage, or repeated passes to open it

What keeps it at the bottom

  • An accessible ground-level cleanout
  • A single recent blockage in an otherwise healthy line
  • Clear access to the affected fixture

30-day functional warranty on cleared lines. The warranty does not apply where the pipe is collapsed or severely damaged.

Every price above is a range because access, severity, and pipe condition vary from house to house. We confirm the final price in writing before work begins.

After hours

What does an emergency at 2am add to the bill?

Very little — and it's printed in the table above, not discovered on the invoice. Most emergency outfits either won't say what nights cost or add a three-figure emergency fee. We publish ours. A blocked main at midnight is stressful enough without the meter being a mystery.

Why ranges

Why a range and not one flat price?

Because access, severity, and pipe condition genuinely vary — and a company that quotes one flat number over the phone either pads it for the worst case or changes it in your basement. The table above lists what moves a job toward the top or bottom of its range, so you can place your own job before we arrive.

What never varies: the range you hear on the phone is the range we work to, and the final price goes in writing before work begins.

Process

What happens between your call and the bill?

  1. You call

A person answers — day or night. No call center, no callback queue.

  2. You describe the problem

What is backing up, where, and since when. Two minutes.

  3. You get a price range on the phone

A real range for the likely job, before anyone drives anywhere.

  4. You get an arrival window

We tell you when the truck leaves and when it arrives.

  5. You approve the price in writing

The final price is confirmed in writing before work begins.

  6. The line is cleared and tested

Main lines get a flow test after clearing, and we clean up.

Warranty

What if the drain blocks again next week?

30-day functional warranty on cleared lines. The warranty does not apply where the pipe is collapsed or severely damaged.

If the camera shows the pipe itself has failed, clearing it again isn't the honest fix — we'll show you the footage and price the real repair instead of selling you the same visit twice.
