Access, severity, and pipe condition genuinely vary from house to house. A flat phone quote is either padded for the worst case or revised in your basement. The pricing page lists what pushes a job toward the top or bottom of its range.

A small surcharge, published on the pricing page like everything else — not the three-figure emergency fee that is common in this trade. Nights, weekends, and holidays are part of the normal service, not a premium product.

A range, yes — based on what you describe, before anyone drives anywhere. The final number depends on what we find on site, and it is confirmed in writing before work begins. If the job turns out different from the phone description, you hear that before work starts, not on the invoice.

Diagnostics, snaking of the affected line (25–35 ft), and cleanup afterward. It covers kitchen, bathroom, tub, shower, and laundry drains. It is priced as one published range — not a teaser rate plus add-ons.

Clearing the main line up to 100 ft and a flow test after clearing to prove the line drains. If the blockage suggests the pipe itself has a problem, a camera inspection can be added during the same visit at the published add-on range.

Cleared lines carry a 30-day functional warranty. It does not apply where the pipe is collapsed or severely damaged — because in that case cleaning is not the fix, and we will have told you so with camera footage.

Snaking opens a hole through the blockage with a cable — right for most household clogs. Hydro jetting scours the whole pipe wall with high-pressure water — right for greased kitchen lines and recurring blockages. Jetting costs more, and we will say when it is not needed.

When a line blocks repeatedly, before buying a house, or when a clearing suggests the pipe itself is damaged. It is cheaper as an add-on while we are already on site than as a standalone visit, and you keep the footage.

Usually tree roots. They enter at pipe joints, catch paper, and rebuild the blockage on a schedule. Clearing removes the blockage; root treatment slows regrowth; but a root-invaded line has an opening in it, and only a camera tells you how bad. Repeat clearings on a schedule are a symptom, not a plan.

A foaming herbicide applied after cutting roots out of a line. It kills root tissue in the pipe and slows regrowth without harming the tree. It buys time — often a lot of it — but it does not repair the joint the roots came through.

Yes — sewer locating is a listed service. We trace the line and mark its path and depth, which is what you need before planning an excavation, an addition, or fence posts that would otherwise find the pipe the hard way.
