Do you work with landlords and property managers?

Yes — rental work is a recurring part of the book, and it behaves differently than owner-occupied calls: the person with the blocked drain isn't the person paying. We call the tenant, schedule with the tenant, and bill you with the documentation attached. Same published ranges as everyone else; you already know what a floor drain costs before your tenant calls you at 9pm.

Can you keep a restaurant's drains off the emergency list?

A kitchen line that backs up on a Friday night is a revenue problem, not a plumbing problem. Grease lines respond to hydro jetting on a schedule — quarterly for most kitchens — and a jetted line doesn't call you during service. We'll look at the line, tell you honestly whether you need scheduled jetting or just a cleared trap arm, and put the interval in writing.
