Do you work with landlords and property managers?
Yes — rental work is a recurring part of the book, and it behaves differently than owner-occupied calls: the person with the blocked drain isn't the person paying. We call the tenant, schedule with the tenant, and bill you with the documentation attached. Same price process as everyone else: a range on the phone, and the final price in writing before work starts.

Restaurants
Can you keep a restaurant's drains off the emergency list?
A kitchen line that backs up on a Friday night is a revenue problem, not a plumbing problem. Grease lines respond to hydro jetting on a schedule — quarterly for most kitchens — and a jetted line doesn't call you during service. We'll look at the line, tell you honestly whether you need scheduled jetting or just a cleared trap arm, and put the interval in writing.

Scope
What commercial work do you turn down?
Grease trap pumping and hauling (that's a licensed hauler), new construction rough-in, remodels, and gas work. Drains and sewers are the specialty; water heater and fixture repairs are in the book too, with the same written-price process. If your job needs a different trade, you'll hear it on the phone, free.
